Jersey vs Isle of Man: tax, housing and everyday life compared

The Isle of Man is about five times the size of Jersey, Channel Islands, with around 85,000 people to Jersey's 104,500, and its homes cost far less: the average Manx house sold for £393,735 in 2025, against £797,000 for a Jersey three-bed house in Q2 2026.

Manx income tax is 10 and 21 per cent above a £17,000 allowance, capped at £220,000 a year, but employees pay 11 per cent national insurance and VAT is 20 per cent. A single employee earning between about £33,000 and £132,000 keeps more on the Isle of Man, by up to about £3,600 a year. There are no Manx housing controls, but most newcomers need a work permit, and GP visits are free where Jersey charges.

Both are Crown Dependencies with their own parliaments, tax and immigration rules, and both sell themselves on low tax. The figures below are the latest we could find, mostly from the two governments' own statistics.

Size and people

The Isle of Man covers 221 square miles to Jersey's 45, yet has fewer people: an experimental estimate of 84,975 at the end of March 2025, against Jersey's provisional 104,490 at the end of 2025. Jersey is about six times as densely populated, and you feel it on the roads and in the housing market.

Income tax

Jersey taxes the calendar year at 20 per cent, with no higher bands. Lower earners pay less through marginal relief: 26 per cent of income above a £21,250 threshold in 2026, whichever bill is lower.

The Isle of Man taxes from 6 April. For 2026/27 the personal allowance is £17,000, up from £14,750. The next £6,500 is taxed at 10 per cent and the rest at 21 per cent, so the higher rate starts at £23,500. The allowance falls by £1 for every £2 above £100,000 and is gone at £134,000. Couples can be jointly assessed, with a £34,000 allowance.

Tax cap. Manx residents can make an irrevocable five or ten year election capping income tax at £220,000 a year (£440,000 for a jointly assessed couple). It starts to bite at about £1.05 million of income. Jersey has no cap for ordinary residents; its high value residency route expects at least £250,000 a year in tax.

Social security and national insurance

Jersey employees pay 6 per cent on earnings up to £72,744 in 2026 and nothing above, plus long-term care of up to 1.5 per cent.

Manx employees pay 11 per cent on earnings between £176 and £1,082 a week in 2026/27, roughly £9,152 to £56,264 a year, and 1 per cent above that with no ceiling. Manx employers pay 12.8 per cent; Jersey employers 6.5 per cent up to the standard earnings limit and 2.5 per cent above it, to an upper limit.

Take-home pay compared

A single employee with no other income, pension contributions or extra allowances, on the 2026 Jersey rules above (including long-term care) and 2026/27 Manx rates, with national insurance thresholds annualised. Figures are rounded.

Salary Take-home in Jersey Take-home on the Isle of Man Difference a year
£30,000 £25,754 £25,692 About the same
£40,000 £32,359 £32,492 £133 more on the Isle of Man
£50,000 £38,964 £39,292 £328 more on the Isle of Man
£60,000 £45,569 £46,465 £896 more on the Isle of Man
£75,000 £55,612 £58,165 £2,553 more on the Isle of Man
£100,000 £74,135 £77,665 £3,530 more on the Isle of Man
£150,000 £113,385 £113,095 £290 more in Jersey
£250,000 £191,885 £191,095 £790 more in Jersey

The Isle of Man is ahead from about £33,000 to £132,000, by most (around £3,570) near £92,000, thanks to its 10 per cent band and bigger allowance. Above that the lost allowance tips it back to Jersey, just, until the Manx cap takes over at about £1.05 million.

VAT against GST

The Isle of Man shares a customs and excise area with the UK, with broadly the same rules: VAT at 20 per cent, 5 per cent on a few items and 0 per cent on most basic food and children's clothes. Jersey charges GST at 5 per cent on most things, food included. So the weekly shop is taxed in Jersey and mostly not on the Isle of Man, while a car or a sofa carries four times as much tax there.

Jersey, Guernsey and the Isle of Man: tax side by side

Guernsey figures are from our Jersey vs Guernsey comparison.

Jersey Guernsey Isle of Man
Income tax 20%; marginal relief at 26% above £21,250 (2026) 20% 10% then 21% above a £17,000 allowance (2026/27)
Tax cap None; high value residents pay at least £250,000 £160,000 on non-Guernsey income or £320,000 on all income £220,000 on all income
Employee social security 6% to £72,744, plus up to 1.5% long-term care (2026) 7.5% to about £196,600 (2026, reported) 11% to £56,264, then 1% (2026/27)
Sales tax GST 5% None yet; 3% GST voted through in October 2026, working target 2028 VAT 20%, most food zero-rated
Capital gains and inheritance tax None None None

Housing rules and work permits

Jersey controls housing through the Control of Housing and Work Law. Professionals recruited from off-island often arrive Licensed through an employer, usually in a job paying £60,000 or more, and can then rent or buy one home. Everyone else starts on Standard status, renting only Registered property, with full rights after ten years. See housing qualifications.

The Isle of Man has no property restrictions, and British and Irish citizens can live there freely. Work is the catch. Anyone who is not an "Isle of Man worker" (born there, five years' unbroken ordinary residence or married to one, among other routes) needs a work permit to take a job or work for themselves, unless the job is exempt, as registered doctors, nurses and midwives, secondary teachers and some ICT and e-business roles are. The employer applies. Other nationals also need immigration permission under a Worker Migrant route reformed on 1 June 2026.

Buying costs. The Isle of Man has no stamp duty, only Land Registry fees: since 1 May 2023 owner-occupiers buying their only home pay no variable fee up to £230,000, while investors and off-island buyers pay more. Jersey stamp duty on an £800,000 home is about £17,590.

House prices and rents

Jersey (means, Q2 2026) Isle of Man (averages, 2025)
Flats 1-bed £326,000; 2-bed £580,000 £213,122, up 6.8 per cent
Houses 3-bed £797,000; 4-bed £1,122,000 £393,735, up 3.6 per cent
All sales Index up 5 per cent on a year £358,320, up 4.5 per cent

The measures differ, but a Jersey two-bed flat costs about £186,000 more than the average Manx house.

Jersey one-bed flats were advertised at about £1,300 to £1,700 a month in October 2026 (see renting in Jersey). The Isle of Man's housing market review covered sales, not rents, and we found no official Manx rent figure to compare.

Healthcare

The Isle of Man has its own NHS, run by Manx Care, and the government's stated position (October 2024) is that core services are free at the point of use; unlike Jersey, there is no charge to see a GP. Prescriptions are charged unless you are exempt; a prepayment certificate costs £54 (May 2026). Money is tight, with fewer beds and longer non-urgent waits ordered in March 2025.

Jersey is not in the NHS. GP visits averaged £33.86 with a health card in December 2025, but newcomers pay £85 to £100 for their first six months, and most hospital care is free only after six months (12 if not working; Licensed staff are covered from arrival). See our healthcare guide.

Getting on and off

Isle of Man Airport has year-round flights to London Heathrow, Birmingham, Edinburgh, Newquay, Liverpool and Manchester with Loganair, to London Gatwick, Liverpool and Manchester with easyJet, and to Dublin with Aer Lingus (2026 timetable). The Steam Packet's Manxman sails to Heysham in about 3 hours 45 minutes, up to 12 times a week, with sailings to Liverpool, Belfast and Dublin too.

Jersey has British Airways to Heathrow and Gatwick, easyJet to eight UK airports and Loganair to Southampton, Exeter and Bristol, and DFDS ferries to Poole (about four and a half hours), Portsmouth and St Malo.

Economy and pay

Jersey's GDP was £6.86 billion in 2024, with financial and insurance services 38 per cent of the economy. The Isle of Man's was £5.84 billion in 2023/24 and more mixed: insurance 16.9 per cent, e-gaming 14.2 per cent, professional services 13.8 per cent and banking 8.6 per cent of national income.

Median full-time pay was £930 a week in Jersey (June 2026) and £765 on the Isle of Man (2025); see our average salary guide.

The verdict

  • Earning about £33,000 to £132,000 and wanting space. The Isle of Man leaves more in your pocket, its average house costs about half a Jersey three-bed, and GPs are free.
  • Self-funded or retiring. A British mover can buy any house on the Isle of Man on arrival; in Jersey that needs Entitled or Licensed status.
  • Very high income. Compare the Manx cap, Guernsey's caps and Jersey's high value route with an adviser.
  • Finance or law career, or family in the south. Jersey has the bigger finance sector, higher pay and closer links to southern England and France. Our guide to moving to Jersey takes it from there.

Frequently asked questions

Is it better to live in Jersey or the Isle of Man?

The Isle of Man is bigger, quieter and much cheaper to buy in, with free GPs and no housing controls. Jersey pays more and has better links to southern England and France, but restricts housing for newcomers.

Which has lower tax, Jersey or the Isle of Man?

For a single employee on about £33,000 to £132,000, the Isle of Man, by up to about £3,600 a year in 2026. Jersey is slightly cheaper either side of that, until the Manx £220,000 cap applies at around £1.05 million. Manx VAT is 20 per cent against Jersey's 5 per cent GST.

Isle of Man vs Jersey vs Guernsey: which has the lowest tax?

Jersey and Guernsey charge 20 per cent income tax, the Isle of Man 10 and 21 per cent. Employee social security is 6 per cent in Jersey, about 7.5 in Guernsey and 11 on the Isle of Man. For incomes in the millions, Guernsey's £160,000 cap on non-Guernsey income is the lowest. Sales tax runs the other way: Manx VAT is 20 per cent, Jersey GST 5 and Guernsey none yet.

Do you need a work permit for the Isle of Man?

Usually, even as a British citizen, unless you are an "Isle of Man worker", typically after five years' unbroken residence, or your job is exempt. Your employer applies. You can buy or rent a home without one.

The monthly update

What changed in Jersey's housing rules, tax, schools and healthcare, once a month.
